2D Illustrations
Your drawings are converted to 2D illustrations using the latest photo-imaging software. The 2D illustrations are composed by using the paint colors and materials provided by the client.
To achieve that extra level of realism we add real-life context such as; shadows, landscape, human activities, cars, background, etc.
3D Exterior Renderings
Your drawings are converted into 3D computer models using the latest 3d software. The renderings are composed from these models with the addition of building materials, paint colors and site information. To achieve that extra level of realism, we add real-life context such as; real-life site positioning to get the accurate site lighting and shadows, landscape, vegetation, human activities, cars, background, etc.
Our attention to detail and material matching, allows us to produce the photo-realistic view.
Interior Renderings
The rendering of the interior spaces allows you to see how the furniture layout and lighting affects the space. Based on your description we will select furniture, flooring, paint colors and objects from our stock library. You can also select a style you like from an online vendor of your choice for us to purchase the items, however an additional fee shall apply to the cost of the rendering.Lighting distribution can be visualized with these renderings.
These renderings take longer hours to complete due to the detailed accuracy of lighting required to create a photo-realistic finish product.
AS Builts
Client Meeting
This is the initial phase of any project in which we get to know each other and establish the vision for the project. PreDesign includes initial meetings with the client, sketches, and gathering of information pertaining to the project.
Deliverables from this phase can include the development of the projects program (a list of required spaces and their respective sizes), schematic programming diagrams showing basic relationships of the spaces, and idea about materiality, and a general sense of the desired aesthetic.
Design Development
Once one of the Concept Designs is decided upon as the direction the project is going to go, that design is developed during the Design Development phase. During this phase, spatial arrangements are tightened up, elevations more fully developed, details considered, materiality settled upon, and systems (such as Structure,HVAC, electrical, etc…) are integrated with the design.
Consultants and Engineers should be engaged during this phase. Deliverables from this phase can include floor plans, elevations, sections, presentation quality renderings of both the exterior and interior spaces, a physical model.
Plan Check Submittal
Permit Set
After the project is Designed, we move into fully documenting the project in the Construction and Permitting Documents phase. While the Construction and Permitting documents generally coincide with each other, there are times when additional documentation may be required for one or the other.
This phase includes fully detailing the project and coordinating the systems for a fully integrated Set of Plans for City review and approval. Deliverables from this phase can include fully detailed sets of drawings and written specifications for the purpose of obtaining contractor bids and appropriate permitting for the project.
